Max Estates has launched a residential offering named The Terraces within its Estate 361 project located in Sector 36A on the Dwarka Expressway in Gurugram. The development includes smart residences, shared terraces, and managed living within an integrated community. The project offers 1.5 and 2-bedroom smart homes along with duplex loft residences.
The Terraces has a development value of ₹1,200 crore and is part of the larger Estate 361, which has a total value of ₹9,000 crore and covers 18.23 acres. The first phase of The Terraces consists of 120 residences with prices starting at ₹2.4 crore. The project is registered under HARERA and forms part of an intergenerational community that includes family residences and senior living facilities.
A central feature of the building is the inclusion of eight shared community terraces designed for leisure and social interaction. These spaces are intended to bring experiences such as yoga and rock climbing closer to the homes of residents. The design distributes amenities vertically throughout the tower to create points of connection within the building.
Active living is supported by a hub on the rooftop featuring pickleball courts, paddle courts, and a cricket pitch. The development includes a clubhouse and 80,000 sq ft of amenities set within a 2-acre urban forest containing 1,000 native trees. The project follows a philosophy that integrates wellness and nature into daily life.
Residents will have access to a concierge, maintenance support, and managed services for operational needs. A co-working space is located within the clubhouse for residents who work in a hybrid capacity. The location is near two commercial districts, Global City and Vision City. The estate also features a wellness centre providing diagnostics and medical offerings.

The site in Sector 36A is connected to the Dwarka Expressway, the Central Peripheral Road, and a proposed metro corridor. This provides access to the airport and major business hubs. The project has received IGBC Platinum Pre-certification and includes sustainability features such as rainwater harvesting, solar energy, and onsite composting.
